TIME TO BUY AND SELL

I found this in a recent article of a blog we agents really like....


Today, we want to take a closer look at one of the sources, the JP Morgan’s Market Insights report. Right from the beginning, the paper identifies the greatest challenge in today’s housing market: consumer emotion. They attempt to overcome that emotion with logical reasons why now is the time to buy a home. They break it down to the following.

Price-to-Income Ratio

One measure of housing values is the ratio of personal income to home prices. The report explains where we are today:
“Since 1966, the median price of an existing single family home in the U.S. has varied between 150% and 251% of personal income per household. However, roughly three-quarters of the time it has been in a relatively narrow band between 185% and 230%. In September 2011, the ratio was just 153%, implying that to get back to an average price to income ratio, home prices would have to rise by about 27%.”

Current Mortgage Interest Rates

With current 30 year mortgage rates, housing payments are at historic lows as compared to personal income.
“During the week of October 7, Freddie Mac reported that mortgage rates had fallen to an average annual level of 3.94%. Assuming the use of a fixed rate mortgage with 20% down, this would make the median mortgage payment on a single family existing home just 6.9% of per household personal income, compared with an average of 14.4% since 1966.”

Monthly Rent vs. Monthly Mortgage Payment

Is it less expensive to own a home or rent a home? The answer to this question helps families make the decision whether or not to buy a home. The report explains:
“By the third quarter of this year, we estimate that the implied median mortgage payment had fallen to just 78% of the median asking rent…”

Bottom Line

The paper comes to the conclusion that now is the time to buy.

“The numbers on housing have an important message for American families today, and particularly younger families setting out on life’s great adventure: Five years ago, at the peak of the home-buying euphoria, it was emphatically a time to rent. Today, when home ownership is depreciated more than ever before, the numbers tell us it is a time to buy.”

Prospecting Pays Off

As those of you in sales could agree, calling for business, email prospecting, snail-mailing, hoping someone will remember to recommend you when the time arises, are not the most glorious aspects of our jobs.  However, in my experience, it does pay off.  The grueling heat is still nagging away, but the "sluggish" days of summer will come to an end.  The market tends to pick up considerably the first of September.  Schools back in session and cooler weather is on the horizon.  Get your things in gear, clean out your closets and call me with questions!!!

To stain or not to stain?

Local designer Tobi Fairley is asking the question of real estate experts,
"what are your opinions on a homeowner painting the stained woodwork in their home?  Will this have a negative impact on the resale value in the future?

Great question and of course, I love all things HOUSE related! To paint or not to paint??!!  I think there are a couple of factors that need to be considered before making any drastic changes inside the home.  What price range home are we talking?  When was the house built?  Is the wood old and outdated?  I don't think painting stained wood is always a great decision, but if the paint job is done in good taste and in a professional manner, chances are you'll be happy with the outcome.  And hopefully, so will your prospective buyers!

Down the Drain: Garbage Disposal Dos & Don'ts

If your kitchen has a garbage disposal, you know how easy it makes mealtime clean up. But
what you may not realize is that your disposal comes with some pretty important rules. Here
are some of the most vital:

Do:
Insert food slowly. Stuffing it all into your disposal at once can cause clogs and shorten the

life of your system.
• Grind hard materials. Many people think food like chicken bones or small fruit pits are a

no-no, but they can actually help clean the walls of the disposal.
• Use cold water for at least 20 seconds. This will solidify grease so that it can be ground

up. Also, make sure that all food particles are washed completely down the drain.
• Keep it clean. One good way to eliminate drain smells is by grinding citrus fruit peels. You

can also add a few drops of dish soap and let the disposal run for a few minutes.

Don't:
• Use hot water. This will make grease liquefy and build up, which can clog the drain.
• Grind fibrous or expandable foods. The former, like celery stalks and onionskins, can

tangle up the disposal. The latter, like pasta and rice, can clog it.
• Turn off the motor too quickly. You'll want to make sure all food particles are completely

ground. Once done, continue to run the water for at least 15 seconds to flush out particles.
• Wash coffee grounds down the drain. While they won't harm the disposal itself, they can

clog pipes and drains.
• Forget to use it. Lack of use can cause rusting and corrosion, which can lead to premature

system replacement.

SOLD A HOUSE!!

Super busy morning.  Closed my longest lasting client today!!!  YAY!!  I feel so proud that I was persistent over the last 5 years.  Paid off not only with a paycheck, but a friendship as well.  After closing I showed my sister 5 houses and then 2 of them again.  Maybe another offer to come....?  GOOD DAY over all.  And this evening it's off to celebrate amongst my fellow Realtors!
