November & December

Your home will show well decorated for Thanksgiving and Christmas.
January is a big transfer month. Transferees like to look during the holidays.
In town buyers usually have more time to look during the holidays.
Winter prospects are generally more serious buyers.
You may have fewer actual showings, but more qualified and motivated prospects.
You may receive more money for your home because you have less competition.
You may restrict showings during parties and family events. And buyers will understand!
You don't have to have a real estate sign in your yard.
You don't have to have an open house unless you desire.
You'll have better luck negotiating a delayed closing or extended occupancy if necessary.
